Located in Stafford, Texas, 1879 at The Grid is a standout multi-family development built on the historic grounds of a former Texas Instruments campus. Our team was brought in to handle a massive outdoor scope that touched nearly every corner of the property, taking it from former industrial legacy to modern residential retreat.
We took a "little bit of everything" approach to this project. Our work started with the essentials, including the installation of an irrigation system and drainage in the courtyards to keep the grounds healthy. From there, we moved into the heavy lifting of the hardscape: A variety of pavers and decomposed granite walkways were constructed to lead residents through the property’s new lush landscaping.

The social spaces were a major focus for us. At the pool area, we installed a custom cedar wood deck paired with synthetic turf to create a clean, resort-style feel. We also handled the full setup of the community dog park, ensuring the four-legged residents have a go-to space of their own. To tie the whole site together, we placed a ton of site furnishings, including benches, grills, and large planter pots that encourage neighbors to get outside and connect.
Working alongside JLB Partners, we’re proud to have played a role in bringing this vibrant, eclectic community to life. Whether it’s a quiet walk along the granite paths or a Saturday by the pool, these outdoor spaces are designed to be the heart of the resident experience.
