Our team recently took on the full exterior renovation of an office building at 99 Detering Street, located in Houston’s Rice Military area. Our primary goal was to completely revamp and upgrade the exterior of the older building, all while its tenants continued their daily work inside.

The project scope was comprehensive. We installed new landscaping, including multiple new trees, various shrubs, sod, and a new drainage system. We also upgraded about 80% of the irrigation system. Hardscape work involved pouring new concrete steps and sidewalks for the front and back entrances. We partnered with Renfrow+Co on several new elements of the property. The team fabricated and installed custom steel planters, steel cladding for the front entrance planters, a new dumpster enclosure, and a beautiful new shade structure made with thermal pine wood.

Our biggest challenge was navigating the renovation while the building remained fully occupied – we had to be mindful of the people working inside, which meant carefully scheduling louder tasks, like cutting and moving the building’s main waterline, for the weekends to minimize disruption.

Adding to the complexity, the project began without an initial site survey. The original plans were based on visual estimates rather than precise measurements, so we had to adapt on the fly. This required us to take extensive on-site measurements and hold frequent meetings with the landscape architect to ensure our work fit the actual site conditions.

Despite logistical challenges and a few rainy days that delayed concrete work, our team successfully transformed the building's exterior. The office at 99 Detering now has a modern, inviting outdoor space that enhances the workplace for everyone inside.
